Is claiming free?
Yes, always. Claiming, verifying, and editing your listing (photos, amenities, pricing, contacts, tour hours) costs nothing and never requires a card. Referral programs are optional and only appear inside the portal after you are verified and signed in.
Why is Track A a flat fee instead of a placement fee?
Families whose care is funded by Medicaid or a waiver program cannot be tied to a per-placement fee. Track A is a fixed membership that does not change with the number of referrals or move-ins, so you can fill Medicaid beds without a compliance question.
How is the Track B fee calculated?
75% of the first month's private-pay rent for a referred private-pay family who stays 30 days or more, billed 50% at day 30 and 50% at day 60. Respite stays under 30 days are 20% of stay charges. If the resident leaves within 30 days, nothing is owed. Medicaid families are never billed under Track B.
What if I was already talking to the family?
Tell us in writing within five business days with the original contact date. Any family you were in contact with during the 90 days before our referral is excluded from fees.
Can I switch tracks or cancel?
Yes. Change your election in the portal at any time; it applies from the next billing date or the next referral. Cancel with 30 days notice. Annual memberships are not prorated.
Who signs and who pays?
An owner, administrator, or authorized signer e-signs per community inside the portal. Track A billing is by card or ACH through Stripe with invoices in your portal; Track B is invoiced only after a move-in. Multi-community operators get one agreement per community and one billing profile.
What does the membership do that a free claim does not?
A free claim updates your listing. Verified partners already sort first in Best Match, and paying does not move that rank or hide inspections. Track A is the Medicaid lane: families who have not chosen a community are introduced only to members with a bed updated in the last 7 days. You also get an admissions packet, a monthly proof page next to the fee, and a compliance statement that no per-resident Medicaid fee was billed.
How do I stay first for the next Medicaid family?
Reply in the lead inbox within 2 business hours, weekdays 9:00 to 17:00 Eastern. Nights and weekends do not count. Miss that window and the next family goes to the next member with an open bed.

The first home is $195/mo or $2,000/yr. Each additional home for the same operator is $145/mo or $1,480/yr.
