Florida ALF Residency Contract Checklist
The brochure is marketing. The residency agreement is the product. Families who deposit after a crisis tour often miss the clauses that later cost a month of rent or force a rushed move.
Price the real month, not the starting rate
Ask for a written all-in quote that includes the community or entrance fee, care-level tiers, medication management, incontinence supplies, second-person fees, and what a move to a higher care neighborhood costs. Compare that quote to the published starting price on the city hub. Then open the deficiencies page so a low rate is not hiding staffing risk.
Read the exit ramps before you sign the entry
Look for how many days' notice the community needs, how refunds work if the resident is hospitalized or dies, and the reasons for involuntary discharge. Florida ALFs can require a transfer when care exceeds the license. Get that in writing, plus the name of a sister memory care or nursing home they actually use.
Do not skip the responsible-party paragraph
Some contracts ask an adult child to guarantee payment. That is different from being the emergency contact. If you are only helping with paperwork, the agreement should say so. Bring power of attorney papers, but do not sign away personal liability because the administrator is waiting with a pen.
A licensed advisor can flag communities whose paperwork and inspection history are a better match, at no cost to the family. Use the care assessment if you still need a care-level read before the contract meeting.

- Treat that as a legal and financial decision, not a courtesy checkbox. Many families refuse personal guarantees or ask for the resident-only obligation to be written clearly. Talk with an elder-law attorney if the language is unclear.
